Hi Everyone
I find it interesting the people think they have to list their house only in Spring to get a great price since that is when the most Sellers list their homes. While it is true that homes stage very well in the Spring and the curb appeal is great with all the greening of the yards, Sellers are active throughout the year. For those Sellers trading up in the same town to a nicer house, they will list at any point in the year. Why? Because waiting to maybe get a little bit more in price for their house means they will also have to pay a little bit more for the house they want to buy. It is a Zero-Sum type game.
Then there are the Job Transfer sellers. These people do not normally get to choose when to sell, they are simply told by their Companies’ to be in the new city on the job by X date. They sell any time of the year.
So if you are thinking of moving, I would not wait in hopes of getting a higher price for your home – this line of thinking is simply faulty. Real Estate is a game of Supply and Demand. The supply of homes in the various Nassau County towns has been relatively low for the past year. This means there are still many buyers out there, and they do not wait until Spring to find the right home.
