Hi Everyone
Fall – Buyers love looking for houses in the Fall. It is cooler, and the leaves start changing color which adds a lot to Curb Appeal. Main issue buyers have in the Fall is the kids schooling. It can be fairly tramatic for a youngster to be forced to leave his friends and be put in a new school. This is especially true in high school. But, the kids adjust and many times the parents have no choice due to job transfer.
You don’t have to do anything special for a Fall listing, just the usual clean up and staging of the home. Read the article below How to Sell a House in Autumn. But make sure the outside is kept clean – don’t let leaves accumulate for more than a couple of days, and keep the gutters clean.

Hi Everyone
This Spring is Definitely a Seller’s Market. Most of the villages still have severely low inventory compared to historical averages. For instance, Garden City as of today has 69 homes on the market, and many of those have Accepted Offers but are not Under Contract yet. The Buyers are still out there and are simply waiting for houses to come on market. Problem is with many houses, Sellers are simply overpricing them – and I am talking 15-20% in some cases. SO, we will have a repeat of last year – half the houses will sell and the other half will Sit on the market for 6 months. Many of the current houses on the market were listing in 2017 and just not selling. When they do eventually lower the Asking Prices of these homes, the buyers have already moved on the the listing agents have a hard time bringing buyers back in to these homes.
For Buyers – select your house carefully, know the true value of the house and keep a close eye on Price Changes in this house.
For Sellers – This is a fabulous time to Sell your home but Do Not Get Greedy. Contrary to many seller’s opinions, Buyers Are Not Stupid – They are aware of what is going on in the market.

I think Spring is here, but I am not putting the Snowblower away for a couple more weeks.

Spring Real Estate Rush to Start This Month – February 2018

I know it’s cold, and probably a lot more snow coming, but February is the month that the Spring Real Estate Season starts. It has been this way for the last 2-3 years. Why? Because Sellers want to hopefully get out there 1st and snag the buyers who have been looking for the past 4 months. As I have said before, There is No best season to buy or sell, though most of the public think Spring is the only season that you should list or buy a house. Remember, Spring brings out the most sellers so you have fierce competition in selling your home and the Sellers may have to price the house down to sell. Also Spring brings out a Lot of Buyers, so there is competition for each house forcing a buyer to Bid Up. It is a Very Interesting Dynamic to watch as it occurs.

Some Sellers are again starting to overprice their houses. There was a fairly large increase in prices in 2017, and I would expect a modest increase this year. Sellers think they can overprice early on and drop the price later, but they lose a lot of buyers this way – buyers who won’t come back 3-4 months after the house was listed.

It should be another good selling and buying season. We still don’t know the full effect of the new Tax law on Sellers and Buyers habits – we will have a better idea around April. Inventory is still extremely low right now, so if you are thinking of selling, now is the time to get your house on the market.

Hi Everyone,
I still believe that the Spring Season will start in early February. I currently have 6 buyers for whom I am searching for houses every day. The sellers are coming to market but in the usual Winter mode. So there is still pent up demand and good houses are still selling quickly.
I still have not seen any definitive effect or forcasts to show the effects of the new tax law – too early. Most buyers in the $ 600 - $900k range are not too bothered by the new law. Taxes in this price range generally are in the $9,000 – $$13,000 range. With the $10,000 exclusion, actual income tax on $3000 is not a big deal, and my be offset by the change in the tax brackets. The tax law effect in the luxury home leveral ie $2,000,000 is a whole different story. Time will tell as to what the Spring season will be like.
I hope those of yoiu in NY area survived the cold weather and don’t dwell on the fact we have another 2 months until Spring comes.

Hi Everyone
Normally this time of December, I am doing Christmas shopping, spending time with family and getting ready for holiday. Not this year – I have been in the office every day/ all day working with buyers. The buyers just have not pulled back for the holidays as they normally do. Any good house coming on the market right now is receiving multiple offers within 3 days. I really have not seen it like this for a number of years. Why is it happening? Inventory is extremely low in most of the villages. Take Garden City for instance – as of today there are 51 houses on the market when there are usually around 80 – 90. And most of the 51 have been out there for a while and either overpriced or have certain issues with the house.

Looks like my normal Vacation week between Chrismas and New Year’s is Not going to happen this year. Not a problem since we are staying near home anyway. I’ll relax some other time.

Hi Everyone
Well we are into December and one would expect the real estate business to close up for the month. True, listings and buyers have pulled back and will continue throughout the month, but a lot of buyers are still active right now. This is more than in prior years for some reason. This week alone I have 6 new buyers looking for houses. Buyers just keep coming – amazing.
A lot of people ask about How Real Estate will Do in 2018 – all of the sites I follow say the same thing – prices up, sales up. The reason I don’t put out any commentary or article links on this subject is that ALL of the articles have always said the same thing in the past and most likely will in the future – so why bother. The only time I saw a good “Down” forecast was in 2007 before the housing crash while most of the sites at the time were saying Up, Up, Up.
From where I sit, 2018 should be another good year, prices up a bit, and a lot of action.
Get that Christmas shopping done early to save your sanity!

Is Fall a lousy time to Sell? We had a house that came on the market this week, and had 8 offers above Asking price within 30 hours.
Picture yourself walking into a home for sale around Thanksgiving. Dining room table is set for the big meal, fireplace is blazing, house decorated with soft browns and yellows – kind of cozy and warm. Would you consider buying the house or have you always believed Fall is a bad time to buy?
Same goes for Christmas Season.
I keep harping on this since I keep hearing from buyers and sellers that Spring is the best Season to transact. It simply Is Not True!

Hi Everyone
Fall season has developed nicely with several new homes coming on the market each day in each villages and still getting a lot of Buyer action. The prices are holding from the big jump in the last 9 months, in fact, prices are still increasing. The open houses are still seeing many buyers come in. This scenario usually happens until Thanksgiving, at which time many buyers and sellers start turning their attention to the Chrismas holidays and action tends to drop until January.
Once again, a potential seller told me this week that they are going to wait until Spring to sell since that is the best season for selling. My answer is still the same – Spring brings more buyers and sellers, resulting in More Competition on both sides, so you don’t necessarily get the best price. The other 3 seasons bring fewer buyers and sellers, and Less Competition, so you have more choice and better chance of negotiating best price. So there is actually No best season to buy or sell – you do it when you are ready. If anyone would like to discuss this subject, please just give me a call.

Hi Everyone,

The Summer real estate season is here, and so is the heat though a bit early. The number of new houses hitting the market has slowed as usual. However we are now well into Panic Time when Buyers are worried about getting their kids into a new school system by late August. There are a good number of houses out there but many are overpriced from the Spring Rush and the price changes downward are starting to occur. These buyers however have seen everything in their price range and if they have not found their new home, they are thinking of renting for a year. Problem is there are hardly any rentals out there. This puts the buyers in a real quandry about what they should do and they are now very worried, which produces the Panic Time. I have been through this myself and it is not fun. So if you are thinking of selling, now is a fantastic time to bring your house on the market. The Panic Time will last for roughly 3 more weeks after which the buyers stop looking to purchase, concentrate on rentals and may end up in another village for a period of time.
