Hi Everyone, Sellering market is still slow and many buyers are really getting down. I show buyers 4 houses in their price range, location and style they want, but they want to see more. There are no more currently. So the logical event happens – prices rise. The past 8 months in Nassau County as seen price increases of roughly 8% in Western Nassau. People are really getting ”sticker shock”. However, I believe the market must open up at some point. People still need to move for various reasons. If you are a Seller, this market is for you. If you are waiting for prices to go up further, home prices can only go so far before they start outsripping rental prices and and the equilibrium points. If you are coming on the market, you need an agent you can trust and let him/her do the job. You won’t be sorry.

Hi Everyone, Listings have picked up a bit but still well short of Normal. High end houses ie over $1.5 million continue to be very slow and homes are not getting many offers. Below $1.5 million, good homes - fairly priced are getting Accepted Offers within 1 week, some times within 24 hours. The buyers are still waiting out there, know value, and are jumping as soon as a house comes on the market. We are now smack in the middle of the Spring Rush and hopefully more houses will enter the market in the next 2 weeks. If not, a lot of buyers may be looking for house rentals just so they can move into their new village and get their kids enrolled in the new school system prior to September. It is really gut wrenching right now for Buyers as the prices keep rising as they watch. Good luck. Eventually, this cold weather will subside and allow us to enjoy Spring.

Hi Everyone,

The number of new listings is starting to pick up now that the Spring Rush has started. In the past 30 days, 9 new house listings in Garden City, 19 in Floral Park, 22 in New Hyde Park, and similar stats in other villages. It is too early to tell how many of these have already sold, since a house has to be Under Contract for it to be taken off the market in the MLS system. Now the fun starts watching the buyers  bid for these houses and sellers wondering how high they can pull the buyers up. The homes appear to still be selling at, near or over Asking Price. However, in this type market, a lot of sellers really start getting Greedy and raising their Asking prices into the statosphere. These sellers usually learn the hard way that you cannot buck the market price levels – and find their homes without offers even after 2 months.

The local market has continued to drag. Some new houses come on the market most days, but almost the same number sell and close. Net result is continued Low Inventory in all the nearby villages. The market should start to pick up in the next couple of weeks as the Spring Rush begins.I have talked to so many buyers looking for homes and they are really getting discouraged by the few choices of homes to buy. If you have ever thought of Selling, NOW is the time – prices are up and there is little competition. To the Buyers, I can only say Hang In There – your perfect home will eventually come on the market. Enjoy this great Winter weather.

Hi Everyone,

January has been quite interesting - normally January starts off slowly and rises a bit throughout the month as houses start coming on the market. The pace is normally a slow and steady rise in listings. Well, as I said in December, the inventory in all villages in this area is severely low. Yes, new houses came on the market in January, but the Buyers absolutely pounced on them. I did an open house in 7 days ago, and we had 19 couples show up. This is definitely not normal for this time of year. So, if you are a buyer, and waiting for a better selection of homes, please realize this market is going to be fast and furious as it was 4 years ago. Houses will come on and will receive multiple offers the first weekend. Please do not think that you will be able to see 6-10 houses, choose one and then negotiate. It just will NOT happen this year. This market is going to the the Wild, Wild West again – fun to watch but really gut wrenching to participate in. Buyers really need to be ready to pull the trigger – have the mortgage fully Pre-Approved, know all current houses on the market and their values, know what you want, and what you don’t want. If a good house appears and pretty much fits your needs, don’t play around – offer a good bid, negotiate in the middle and get your offer accepted quickly. Most importantly, don’t over-negotiate. The sellers just won’t be in the  mood with all the buyers waiting in the wings. Enjoy the rest of Winter.

Hi Everyone,

I hope you getting back to normal routine after the Holidays. Here in Real Estate, I never have a normal routine and I get calls from 8am thru about 10pm, 7 days a week. The housing inventory in all Villages in the area is still low and I would expect it to be that way well into February. More houses should start coming on the market in the next few weeks. As I have said over the past 3 years, the Spring Rush NO longer starts in April. Sellers want to be the first one on the market for the Rush so for several years now the Rush has begun in late February and continues thru late April. This year should be no different. The buyers are out there waiting, very well educated and willing to pay near Asking for a good house. So if you expect to be selling during the Spring Rush, please get your home in shape and spruced up NOW. As always, I am here to help should you have any questions or wish to list your home. Hopefully, we do not get inundated with snow this year.

Hi Everyone,
I hope everyone is enjoying their Holiday Season. I keep wondering where the heck 2016 went – this year just flew by.
I normally do not project much on where home prices are going, but this year I get the distinct feeling that 2017 is going to be a banner year for real estate. I have no stats to point to, just experience and gut feel. I hope I am right.
Meanwhile, the last several weeks have seen a lot of buying activity. As I mentioned in my last several newsletters, house Inventory is quite low and going lower in ALL the Villages I cover. While the number of people selling appears to be rather normal, there are simply more Buyers coming out – first timers, those trading UP, Investors, etc. I don’t know where they are coming from or where they are getting the money to pay some of these prices. I suspect these Buyers have been holding back for their “perfect house” and now that interest rates are starting to rise, the buyers may not want to wait anymore and pay higher mortgages rates.  If this keep up, the next several months are going to be wild. We’ll see.

As I said last in my last newsletter, most people think they must sell in the Spring and most sellers DO list their homes in the Spring. Result – a lot of competition among sellers for the same number of buyers. Tough to get a premium price with that scenario.
The people who are listing now have much less competition, their houses look great with the christmas lights and decorations, and the buyers have to bid up the prices since there are fewer houses to choose from. I have even seen a couple of bidding wars on homes in the past 2 weeks.
Again, the question of Why would people be buying during the holidays?? Answer – Job Transfers, buyers may not celebrate these holidays and thus have a lot of free time, buyers need more room ie another baby on the way, etc . There are hundreds of reasons buyers come out looking throughout the year. We just do not think of these reasons since we are conditioned to think “only sell during the Spring”. Actually, there are NO bad times to list your home. Price will depend on Location, Amenities in the home, Character of the home and Condition of the home.

Hi Everyone,
The Fall Market has been a good active market. Amazing thing is that the supply of houses has dropped dramatically. The buyers are still swarming but not many sellers have come on the market. Garden City is down to 63 houses on the market as of Thanksgiving when a normal number is roughly 110. Malverne has 28 houses, West Hempstead has 53, and Mineola has 27. While supply normally drops during the holidays, it usually does not drop this far. This tells me many of the homes coming coming on the market have been Baby Boomer Sellers moving elsewhere, in no need to sell, and do not want to disrupt their holidays. It also tells me there will be a ton of new listings come late January.
Lastly, the low supply means it it a fabulous time to list your home if you are able to cope with buyers walking thru your house this time of year. The prices should definitely rise until early January and then fall back as new listings hit the market. Also, houses show quite well with all the Christmas Decorations.
