Central Nassau County Real Estate Stats and Commentary – February, 2017

January has been quite interesting - normally January starts off slowly and rises a bit throughout the month as houses start coming on the market. The pace is normally a slow and steady rise in listings. Well, as I said in December, the inventory in all villages in this area is severely low. Yes, new houses came on the market in January, but the Buyers absolutely pounced on them. I did an open house in 7 days ago, and we had 19 couples show up. This is definitely not normal for this time of year. So, if you are a buyer, and waiting for a better selection of homes, please realize this market is going to be fast and furious as it was 4 years ago. Houses will come on and will receive multiple offers the first weekend. Please do not think that you will be able to see 6-10 houses, choose one and then negotiate. It just will NOT happen this year. This market is going to the the Wild, Wild West again – fun to watch but really gut wrenching to participate in. Buyers really need to be ready to pull the trigger – have the mortgage fully Pre-Approved, know all current houses on the market and their values, know what you want, and what you don’t want. If a good house appears and pretty much fits your needs, don’t play around – offer a good bid, negotiate in the middle and get your offer accepted quickly. Most importantly, don’t over-negotiate. The sellers just won’t be in the mood with all the buyers waiting in the wings. Enjoy the rest of Winter.
